Snowmass Condo Tour from Under $1 Million to Under $4 Million

On today's Snowmass tour, I got to see a half a dozen condos ranging from $925,000 to $3,750,000. The first two were off Carriage Way and the remainder were off Wood Road. Several of these had views of the slopes and most were ski in, ski out.

Aspenwood

The first unit I saw was a a studio at Aspenwood which was priced under $1 million. This 550 square foot unit was remodeled in 2017. The owner did a nice job utilizing the space and built out a partition for privacy. Just steps from the pool and hot tubs, this unit is a nice option to have something turn key in Snowmass for ski in and ski out.

The second condo of Carriage Way was a Top of the Village 2 bedroom, 2 bathroom unit that has a balcony overlooking the ski slopes. This one didn't seem to last long as there's already an accepted offer after only 12 days on market. At $1.8 million, this is a deal compared to condos in Aspen. With that said, I remember looking at units in this complex prior to COVID and they were half the price. It just shows the demand for a nice 2 bedroom unit on the slopes of Snowmass.

I then headed over to Wood Road to see the last 4 condos on the tour. Chamonix was the first one I saw. There's some work going on at the moment in the common areas, however this 2 bedroom, 2 bathroom unit felt very private (literally). The elevator opened up into directly into what's considered common areas (back to that in a minute).  From there, I walked into the main part of the unit that nice views from the living area and the private balcony of the mountain, overlooking Elk Camp Gondola. The high ceilings were also impressive after coming from the other units off Carriage Way with lower ceilings.

Now, back to the common area as you come out of the elevator. In MLS, the unit is listed at $2,180/square foot. However, that is not including the common area that is used exclusively for this unit. When you factor that in, it's actually closer to $1500/square foot. On top of that, the ski lockers and swimming pool are right off the side of the mountain, making skiing in and out almost as simple as possible. There's also a private garage that comes with this unit plus room to park another car in front tandem style.

Crestwood

The next one at Crestwood was by far the largest unit I saw today, this 4 bedroom, 4 bathroom (including loft) unit spans 3 levels and has an incredible view over Wood Road towards Base Village. Although this unit was built in 1970 (I always like to say some of the best locations were taken first), there was an extensive remodel in 2012.  

This is a great option to live in our rent out short term. Pretty much all the utilities are covered in the maintenance fees, which include a lot of other perks on site such as a pool, fitness center and more. At $3,725,000, this was the highest priced home on the tour. However, once again, this was the largest unit and featured double the bedrooms and bathrooms of the others.

Electric Pass Lodge

I wrapped up the morning with the final 2 units at Electric Pass Lodge, one being a ground floor unit and the other on the 4th floor.

The first unit I saw was on the ground floor and it right down the hall from the lounge area, which has glass doors out to the pool area and a short stroll to Base Village. Like the others seen on the tour, this has the ability to rent out short term. You can also live in this unit and it has a nice modern vibe, both on the interior and the common areas. This 2 bedroom unit just hit the market for $2.5 million, which isn't bad for a newer construction condo in Snowmass.

The final unit today was a 4th floor unit that has a lot going for it. Similar units were last trading in the mid to high $3 million range. This owner is motivated and just reduced the price to $3,299,000. On top of that, this owner also went for every single upgrade offered by the developer. It's the only unit of all the 51 units in the complex that opted for this level of luxury. On top of that, the unit was finished by a high end designer and the furniture is being included. At roughly $2,665/square foot, this is a nice value for a relatively new condo (only 2 years old) at a great location in Snowmass.

Summary

Aspen Home Sales Jump 80%: November 2025 Market Update

The Roaring Fork Valley real estate market delivered some surprising results in November 2025, led by a major surge in Aspen home sales. From Aspen to Glenwood Springs, market activity showed sharp contrasts between rising prices and slowing transaction volume.

Aspen: Strong Sales and Explosive Pricing

Aspen Local Market Update for November 2025

Aspen led the valley with an 80% increase in single-family home sales, rising from five sales last year to nine this November. Even more striking was pricing, as the median home price jumped 75.4%, climbing from $13.4 million to $23.5 million. Condo and townhome pricing told an even more dramatic story. While sales volume fell 30%, the median condo price soared 170.4%, rising from $3.16 million to $8.55 million year over year. This highlights continued demand for premium properties despite fewer transactions.

Basalt: Fewer Sales, Higher Prices

Basalt saw a slowdown in home sales, dropping from two transactions last year to one this November. However, the median home price increased 30.1%, reaching $1.7 million. On the condo side, Basalt posted five sales after having none during the same month last year, with a median price of $965,000 — a positive sign for entry-level and mid-market buyers.

Carbondale: Cooling Prices and Activity

Carbondale experienced a modest dip in home sales, falling from ten to nine transactions. Median home prices declined 24.7%, landing at $1.6 million. Condo activity dropped sharply, with just one sale compared to four last year. Median condo pricing also fell significantly, signaling a softer market segment in Carbondale.

Glenwood Springs: Mixed Signals

Glenwood Springs saw home sales decrease by 33.3%, though the median home price rose to $1,015,750. Condo sales also declined, along with a nearly 10% drop in median condo pricing, reflecting affordability pressures and buyer caution.

Missouri Heights and Old Snowmass: Low Volume, Big Numbers

Missouri Heights posted just one home sale in November, but it came at a remarkable $9.6 million, pushing the median price up more than 214% year over year.

Old Snowmass followed a similar pattern with one sale and a modest 6.6% increase in median price, reaching $6.7 million.

Snowmass Village: A Challenging Month

Snowmass Village experienced one of the toughest months in the valley. There were no single-family home sales, and condo transactions dropped more than 83%, from 36 sales last year to just six. Median condo pricing also fell by 56%, reflecting reduced demand in this segment.

Woody Creek: No Home Sales

There were no home nor condo sales this past month in Woody Creek. Whereas last year saw one sale at $5.5 Million.

New Construction in Castle Creek and Two Aspen Condos for Sale

This morning's Aspen caravan featured a new construction home listing in Castle Creek and 2 Aspen condos at the Sagewood Townhomes and 450 Original. It was a sunny day as the skies have cleared after several days of snow this past week.

This first one was definitely a show stopper! Built in 2024, this newer construction home featured over 6,000 square feet of living area plus another 4,000 square feet plus of unfinished living area on over 10 acres. This home has already been featured in several magazines for its architectural features. 

What I loved about the property was the use of hardwoods throughout. From the floors to the walls, to the ceilings.  Even the built in drawers had a similar vibe or feel to them. You can tell there were skilled craftsmen involved and not just your typical spec build. It reminds me of some of the mid century modern homes done by Vladimir Ossipoff and Alfred Preis in Hawaii I grew up with.

In most parts of the country, $44,500,000 would be eyeball popping, however here in Aspen, it falls in line with another trophy property for those willing and able to pull the trigger on something they love.

This next one was a little more modest condo in the West End, right after you cross the bridge into town near 8th Street. This 2 bedroom, 1 bathroom unit had a great use of space. There's a bonus loft for extra storage or in this case, for their young one to sleep. With nice balcony, ski storage and parking, this is a good value to get a true 2 bedroom in town for close to $2 million.  The asking price is $2,175,000 or $2,843/square foot.

450 Original

The 3rd property I saw today was located at 450 Original Street, right across from City Market in town. This unit went through an extensive remodel in 2022 and is a legal short term rental. It's been doing well with the bookings and I was fortunate to see it before the winter ski travelers arrive.

The remodel was well thought out, with a great use of space. It's got an oversized kitchen, separate laundry area, storage, 1 bedroom with an en suite bathroom. The 2nd bathroom is off the hallway and 2nd bedroom is a flex space for an office or sleeping with a murphy bed.

When I came home to share with my wife the cool properties I saw today, she reminded me that a friend of ours was the previous owner of the 450 Original condo.  They sold it in 2022 for $3,175,000. Today's price is $4,100,000 or $4,399/square foot. Not bad appreciation over 3 years if they get their price. Both home and condo prices in Aspen were up since last year. Roaring Fork Valley Housing Market: The Biggest Surprises from October 2025

Roaring Fork Valley Housing Stats for October 2025

The October 2025 real estate numbers are in, and the Roaring Fork Valley delivered one of its most dynamic months of the year. Spanning Aspen, Basalt, Carbondale, Glenwood Springs, Old Snowmass, Snowmass Village, Missouri Heights, and Woody Creek, the market showed a mix of stability, dramatic price swings, and shifting buyer behavior.

Aspen

Aspen Housing Stats

Aspen’s home sales remained unchanged year-over-year with seven total transactions. However, the median home price fell 17.9%, dropping from $14 million to $11.5 million. Condo activity told a different story: sales were up 80%, yet median prices slid 45.3% to $3,175,000. The market continues to rebalance from last year’s elevated sales activity.

Basalt

Basalt Housing Stats in October

Basalt held steady in single-family home sales with four deals closed. Median prices saw a small increase of just 0.2%. The condo market, however, surged with sales up 50% and prices jumping 65.7% to $2,150,000, signaling stronger demand for more attainable home options.

Carbondale

Carbondale mirrored this trend of stable home sales, posting 12 transactions both this year and last. Median home prices dipped 6.8% to $1,759,000. Condo sales climbed sharply—up 200% year-over-year—while prices dropped 28.6%, suggesting increased inventory and more diverse price ranges.

Glenwood Springs

Glenwood Springs recorded the first notable increase in home sales valley-wide, rising 62.5% compared to last year. Despite this demand, median home prices fell 23.2% to $920,000. Condo sales and values also declined, indicating a shift toward more single-family purchases.

Missouri Heights

With only three home sales, Missouri Heights saw a 200% increase in activity compared to last year’s single sale. Median prices rose modestly by 3.5%. No condo sales were recorded this month.

Old Snowmass

Old Snowmass delivered the month’s biggest shock: a median home price increase of 399.4%. Although sales dipped from three to two, the sale mix was clearly dominated by ultra-luxury properties this October.

Snowmass Village saw significant cooling, with home sales down 75% and condo sales down 88% year-over-year. Prices also declined across both categories, signaling a major reset from last year’s unusually high volume.

Woody Creek

Woody Creek posted identical home sale counts year-over-year, though the median price dropped 29% to $16,250,000. No condo or townhome activity was recorded.

Final Thoughts

The Roaring Fork Valley continues to show its diversity in price points, buyer behavior, and supply levels. Some neighborhoods are stabilizing, others are correcting, and a few saw major shifts driven by luxury sales. Woody Creek, Buttermilk and Brush Creek Village Fall Home Tour

Thursday wrapped up the final day of the Aspen Fall Home Tour, which featured properties in Woody Creek in the morning, West Aspen (above Buttermilk) mid day and Brush Creek Village in the afternoon.

There were 10 homes open in Woody Creek and I was able to make it to 5 of them based upon the driving and timing. They were spread out a bit and several were large mansions/estates that took some time to take things in.

30 Smith Hill Way in Woody Creek

1. 3025 Smith Hill Way (MLS # 190397)

The first home I had the opportunity to see was a riverfront treasure on the directly on the Roaring Fork. Situated on 2 acres. The property actually seemed larger as the neighbor's property downstream is built far off the property boundary. I loved the charm of this 1965 build. I always like to say, a lot of the best locations were built on first. However, don't let that year fool you as there was a nice remodel in 1999.

There's wrap around decks off the main living area and another off the primary suite. All 4 bedrooms have views of the river and there also 4 full bathrooms that makeup the 2,102 square feet of living area. For someone wanting some land, tranquility and privacy, this Woody Creek home offers something special. The current asking is $7,250,000. At just under $3500/sq. ft., this is still on the lower end of the homes seen on Wednesday's tour and none of them and this much land to offer.

This following home on the river was over the top! Sill a bargain compared to Aspen prices, this one boasted nearly 6,000 square feet of living area and featured 6 bedrooms and 5 bathrooms. Although a smaller lot of 2/3 of an acre, the views from the upstairs deck were to die for...

Built in 1993, this home has been well cared for.  Some may want to update some cosmetic finishes, however it has great bones and felt solidly built! At the current asking price of $10 million, this is just $1,696/sq. ft. Replacement costs for the land and building today would run a lot more than that in my opinion. I've heard brokers quote $2,000 + to build new on this week's tour, let alone the land acquisition...

3. 120 Running Mare Road (MLS # 190634)

This next one was over the top. It was the 1st of 4 homes over 12,000 square feet on the tour. This mountain style lodge was very private. Situated at the top of Running Mare Road, in Woody Creek, this home on nearly 18 acres has it's own pond, water supply and fire hydrant. Every one of the 6 bedrooms was over the top! There's a media room with all the bells and whistles. The walk in closet in the primary bedroom could arguably be larger than some condos in Aspen's Core.

Although this one comes with a price tag of $33,750,000 there's really nothing else like it. Built in 2001, it's well maintained and the value lies in the size as it's been more and more difficult to build these larger estates these days. It's also $23 Million less than another home of similar size closer to Aspen later in the tour.

4. 88 Clover Lane (MLS # 190625)

After coming back down the hill, I got a chance to see a real treasure on a flat parcel. This home at 88 Clover Lane was a stunning modern architectural gem. Only a year old, this 2024 build features 5 bedrooms, 5.5 baths on 4,867 square feet of living area. Although the parcel was smaller at 10 acres, it felt a lot more usable compared to the last one. There was also a water feature and basketball set up on the backside of the home.

It also had great views towards Aspen, however a little less privacy with the floor to ceiling windows. With that said, it's hard to beat newer construction, the high ceilings and getting that indoor/outdoor feel because of the natural lighting. There's also access to cross country skiing off the Rio Grande trail.

5. 2500 Woody Creek Road (MLS # 189429)

This next one at the very top of Woody Creek Road was the 2nd home over 12,000 square feet on the tour. It had a windy switchback on the approach and also had a lot of privacy. Situated on 20 acres, this 2003 build has 5 bedrooms, 5 full and 2 half bathrooms. The use of the warm hardwoods throughout was a nice backdrop for some of the custom art features. It was also a pleasant surprise to see cork flooring in the kitchen, which was something we opted in our Diamond Head home in Honolulu.

From here, I drove to the 3rd home over 12,000 square feet on the tour, which was above Buttermilk in Eagle Pines.

1. 401 Eagle Park Drive (MLS # 188086)

This one was "the most Boujee house I've ever seen" said one of my Realtor friends. Think of Miami Vice meet Aspen. Most of the MLS photos were a little mislead with virtual staging, however once you walk in your imagination can run wild on how you'd furnish this 12,674 square foot mansion on over 5 acres... 

Oriented toward Aspen in the east, there's 6 bedrooms, 3 full, 5 half and another 3 3/4 bathrooms. Talk about an entertainment or party home! The modern lines seemed timeless. I'd assuming walking through that the home was no more than 10 years old, however the phone on a cord plugged into a phone jack ended up being a dead giveaway that I was wrong. It was actually built in 2005. Not bad for a 20 year home. There was also the coolest safe room I've seen. At a $57.5 million asking price, this definitely not your every day home. It's a blank slate for the next Aspen Billionaire to call home and move in their furnishings.

300 Eagle Pines Drive in Aspen

2. 300 Eagle Pines Drive (MLS # 186277)

Now it was time for lunch, which was hosted at 300 Eagle Pines Drive and was generously catered by the Hickory House. This was the 2nd home in Eagle Pines and the 4th and final home on the tour over 12,000 square feet. With 13,731 square feet of the living  area, this was the largest great room I think I've ever seen in Aspen. The ceiling had to have been 30 feet or more higher. The 14 top dining table barely made an impact in such a large open space that featured a 4 stool bar and a living room that easily had enough room to sit 20 or more people.

Built in 2001, there was a 2013 remodel. In what I'd call the "wellness room" there was a hyperbaric chamber, a sauna and a tanning bed. Only in Aspen! On top of that, I feel this was a bargain at less than half the price of the "boujee house" with an asking price of $24,995,000 or $1,820/sq. ft. (also a bargain for Aspen). That same amount of money was the asking price for a newer home at 810 W Smuggler Street on Wednesday's West End home tour. Although in town, that one was only a 6,000 sq ft. lot. Whereas this Eagle Pines home sits on over 7 acres.

After wrapping up these mansions, I drove further down towards buttermilk for a few more modest offerings.

3. 1833 West Buttermilk Road (MLS # 187739)

In most parts of the country, an $18.5 million asking price might be considered modest. However, here in Aspen it is. I'll explain the value in this one. The existing home itself is just over 3,000 square feet. Upfront, you might think it's pricey at $6,133/sq ft. Therein lies my objection of why price/square foot is quoted too often in Aspen. The value here is in the land. With over 36 acres, another home can be built on the site.

There's currently a ski run that traverses the property, however is in the process of getting relocated to the north side of the property. In addition to the other home that can be built, you can build another home over 8,000 sq. ft where the existing home is. Although the existing home is a fun ski home, the value once again is in the land a potential development.

Next, I went on to visit something completely different on the east side of Buttermilk near Tiehack.

74 Pfister Drive 101 in Aspen

4. 74 Pfister Drive #101 (MLS # 188518)

Coming off that previous listing that is on original Pfister land, this next one is an attached town home on Pfister Drive at Maroon Greens. These are spacious 3 level units and this one was a larger end unit with nearly 5,000 square feet of living area. Built in 1997, this one had some updates in 2018. Although there's not much in the way of amenities here, the big selling point is the proximity to the Tiehack ski lift and hiking. It's also just across the bridge from the Aspen public schools.

From here, I drove back down valley to see the final homes on the tour in Brush Creek, that also featured a lot more land.

There were 5 homes slated for the afternoon home tour between 2:30-4:30 PM. However, there was a bonus one I stumbled upon and got to see first on Solar Way, so half a dozen total.

Up a private driveway, this over 4,000 square foot home is on 3.7 acres and has lots of outdoor space and epic view from an entertainment deck. Although built in 1980, this home has seen a 2023 makeover. Its's also priced at a fraction of what we've been looking at today for just $6,195,000. This is basically the price of the last 3 homes I saw towards the end of last week's Snowmass home tour. However, this one has much more land and privacy on top of being closer to town. 

Although not as grand, these next 3 homes were even less expensive for you bargain hunters out there.

This next one was on a generous 2.5 acre lot and featured a 1989 build that was remodeled in 2014. There's a separate garage structure off the circular driveway that had the ability add additional square footage. The existing home is a 3 bedroom, 3 bathroom with 2,361 square feet of living area, plus additional decking and outdoor space to take in all the views.. Priced at $4.4 million, this is basically the price most 2 bedroom condos in town.

3. 1167 Juniper Hill Road (MLS # 189946)

Listed just under $6 million at $5,995,000 this one was on 3 acres. Built in 1979 (which you could not tell), the home was completely remodeled in 2021 and has definitely more of a modern feel when compared to most of the other mountain style homes seen on Brush Creek Village. This also had view facing towards the north and lots of outdoor space with a hot tub on the deck to watch sunsets from.

This next one was on 2 acres and has some potential for some rental income. Although the home is a 3 bedroom, 3.5 bathroom, the bottom level is set up with a separate entrance for a studio. A new owner could reconfigure it back to 1 home through. It just has some nice options and talk about the view... With an asking price of $4,475,000, this is once again a bargain compared to town.

This final home up Woody Creek was like a castle on a hill (or mesa). It was a bit of a drive to get up there, however it was well worth it! This one was on a whopping 35 acres and featured a 4 bedroom, 4 full and 2 half bathrooms with over 5,000 square feet of living area. At $2,099/square foot this brings you in at $10.6 million. Once again, a bargain compared to some of the West End homes I saw the day before.

As nice as this one was, they definitely saved the best for last on this tour (if money were no issue).

6. 660 Brush Creek Road (MLS # 188512)

This final one on the tour is a 102 acre ranch right off of Brush Creek Road on the way to Snowmass Village. I must have driven by it a thousand times and always though how cool it was. In addition to the 3 level historic ranch house from 1913, there's a barn and the option to build several more homes. There's 3 parcels total and this would make a fabulous compound for generations. Listed at $26.5 million, this what some people are asking for homes in town for a fraction of the size (of land). I'm just shocked you can get all this land along Brush Creek. It seems like a once in a lifetime opportunity.

West End, Red Mountain and Smuggler Fall Home Tour in Aspen

Today was the fall home tour for Aspen's West End in the Morning, followed by Red Mountain and Smuggler in the afternoon. 

West End Homes

There were a dozen homes slated for the West End tour and there ended up being 2 bonus homes that were open (14 total). Most of these listings were in the $12-$20 Million Range. Here's a recap up the inventory I had the pleasure to preview today:

734 W Smuggler Street in Aspen

1. 734 W Smuggler Street (MLS # 189575)

The first home was half a duplex that was built in 1991. It had great curb appeal and the owners had a well though out improvement since then, which was raising the garage to the alley/street level and creating more living area downstairs. This 4 bed, 4.5 bath home has 3,364 square feet of living area and is priced at $10,900,000.

Then, across the street there was another open home that is hitting market soon at 715 West Smuggler

This one was a stand alone home with some cute Victorian era charm. Built in 1893, there was a remodel done in 1990 and this is available for roughly the same price of the other one at $10,950,000. There's 3 levels of living area at 3,275 square feet. With 3 bedrooms and 4 bathrooms, there's separate living areas to entertain and a really cool high pitched ceiling in the dining area. You'll see, going forward the $10 million is considering "affordable" to others in the hood...

3. 810 W Smuggler Street (MLS # 187811)

The next was a new construction home, also on Smuggler Street. Built in 2025, the home literally smelt brand new! With floor to ceiling Quantum windows, the main living area and primary suite are facing south. Therefore, there's a lot of natural lighting to keep the home warm in the winter. Meanwhile, there's automatic retractable solar shades to keep the home cool during the summer.

Originally priced at $28,500,000, this 5 bedroom, 7 full and 2 half bath home has come down $3,000,000 and is now priced at $25,500,000. With over 6,000 square feet of living area, it's now just over $4,200/sq. ft. It's hard to beat a new home, let alone the architectural appeal of this one. From here, there was another bonus one opened across the street at 

813 W Smuggler Street in Aspen

4. 813 W Smuggler Street (MLS # 184697)

This one across the street was slightly smaller and built a few years earlier in 2022, however they started at $28,500,000 and have come down significantly. They've been under contract and it had a nice roof top deck to entertain and also had a nice side yard on the eastern side of the home with a stream running through it. At 5,400 square feet, it was roughly the same price sq/ft at $4,200 as the one across the street and is firm at $18,900,000 according to the seller.

Down the road, we had a Christie's office listing open that was also new construction they've been putting the finishing touches on.

502 N 6th Street in Aspen

This one is a little more modest at 4,212 square feet of living area and features 5 bedrooms and 5.5 bathrooms. On of the opportunities on this one is there's an adjacent parcel next door that can be purchased to create a family compound. At $4,508/sq. ft., this one is currently priced at $18,990,00 and has come down from the original asking of $21,500,000.

$19 million seems to be a common theme on pricing in this string of homes today. There's 2 more to go...

614 W North Street

This one was very unassuming from the street. It is a traditional Victorian home built in 1890, however there was an extensive remodel done in 2020. Every room and space had its own design and style. From the wall paper to color scheme, this home was from "cookie cutter". You can tell the owners put in their passion to make it unique for them. 

With 7 bedrooms, 6.5 bathroom and 4,393 square feet of living area, this fell in line with pricing of some of the others on the tour. At $4,541/sq. ft. the current asking price is $19,950,000, which is down from the original price of $23,900,000.

721 W North Street in Aspen

Right down the street, there was another open at 721 W North Street, which had a similar asking price of $19,900,000. This one was a newer (1987 build) home that was remodeled in 2024. Being larger at 5,926 square feet of living area, it is a better price sq./ft. at $3,358. The home has great bones and a nice downstairs space for entertaining. There's also a great use of warm hardwoods throughout. In addition to being on a nearly 9,000 sq. ft. lot, there's 5 bedrooms, 5 full and 2 half bathrooms in addition to a nice library/study off the main living area.

433 Gillespie Street in Aspen

8. 433 Gillespie Street (MLS # 188710)

Earlier in the tour, we saw some 2025 builds and 433 Gillespie is little a new home under construction slated for March of 2026. The home is already framed with siding, however all the interior work is underway for winter. The current photos in MLS are renderings, however I did get a chance to walk through this to see the early vision. 

When all is said and done, the plans are for 6 bedroom, 7 full and 2 half bathrooms with 5,647 square feet of living area. They're definitely pushing the envelope with an asking price of $34,950,000 or $6,393/sq. ft. Outside of being a new build, this is walking distance from the music tent and there will be protected view planes of Aspen Mountain from upstairs.

Traveling a little further west, the next one was on Sneaky Lane off of Power Plant Road. This one was a real treat. Being from Hawaii, I thought it was cool that they had a canoe 🛶 in the living room. The canoe is included in the sale. However the big selling point of this one is that it fronts Castle Creek. It's hard to beat the sound of running water out your back door/porch.

The existing home was built in 1977 and is situated on over a half acre. A number of the brokers I overheard thought it was a tear down. At a $12,495,000 asking price, that's a lot for land value... However, it's hard to beat living on water near town. For those looking to work with the existing home, it's a 4 bedroom, 4 bathroom with 3,427 square feet of living area.

229 W Hallam

10. 229 W Hallam (MLS # 190755)

Next, was another historic home built in 1886. This was charming home was more on the "affordable" end of the spectrum today at $13,500. At 4 bedrooms, 4.5 bathrooms, it was a little more modest at 3,207 square feet of living area. However, at $4,209/sq. ft., that actually competing with some of the newer homes seen earlier in the tour.

If you're looking for "value" in Aspen, this listing on Hallam Street is also a historic home like the previous listing. Built in 1888, this has 2 homes with over 4,700 sq. ft. of living area. It's also on a generous sized lot at 9,300 square feet. With the ability to live in one and rent one out or sell part off, these are condominium homes offer a lot of options. You can also remodel them. With a current asking price of $12,995,000, you can spend millions of dollars on a custom remodel and still come out ahead of some of the earlier homes today and have 2 homes to enjoy for a compound. Once again, at $2,743/sq. ft. this is a decent value when seeing the others at $4000-$6000/sq. ft...

605 W Bleeker Street in Aspen

12. 605 W Bleeker (MLS # 186131)

We're back to a more modern style at 605 Bleeker Street. Although this one was built back in 1880, it went through an extensive remodel in 2014, so this can give you an idea of what the potential can be on restoring an older home. If you would have told me ahead of time when this was built, I wouldn't have believed you as it felt like a new construction home. The lot, however was less than half the size of the one on Hallam I just came from.

With 4 bedrooms, 5.5 bathrooms, this was a comfortable layout with 4,214 square feet of living area. At $4,624/sq. ft you're back at that common themed asking price of $19,950,000. If you're a buyer in the $19-20 million range, there's a lot to chose from today.

102 Wood Luck Lane in Aspen

I saved the best for last on this final West End home tour. As a prelude to Red Mountain in the afternoon, this home not only had incredible views of Red Mountain, it also is competing with Red Mountain prices. Originally built in 2010 on a half acre lot, this architectural masterpiece pushed the envelope between the original design and the 2013 remodel. The stone and glass used throughout the home is like nothing else i've seen.

Priced at $52,500, this is one of just handful of homes listed in Aspen north of $50 million. It's also not far from the music tent and just minutes from Aspen's Core. Although there's a shared driveway, it does feel very private. That is unless you have friends on Red Mountain with binoculars or a telescope.

Early on, I'd mentioned there were a dozen homes on the West End plus the 2 bonus homes. Well, one of the original "West End" homes on the tour was actually in East Aspen, where I capped of the morning tour.

Although this one was in East Aspen, it worked out conveniently before the afternoon's Smuggler and Red Mountain home tour. Situated at the east end of Smuggler Grove, there's 2 homes on this property. The first was the main home that featured 3 levels of living area and the kitchen was on the top floor. On the other home, there's a nicely appointed unit above the 3 car garage. 

One of the pleasant surprises I initially missed was the "Smuggler Den", which was a speakeasy below the garage. What a hidden gem! With over 4,300 square feet of living area, this one is priced $4 mil under that common price them and listed at $15,950,000. It was a great way to wrap up the morning tour before lunch.

There was an additional 14 homes open for the afternoon tour, however I wasn't able to make all of them.  Several I have seen previously and another was a bonus one that was open. As I pulled up to the first Smuggler listing, where lunch was served, there was an open house across the street that wasn't on the list.

This first one was a for sale by owner (FSBO). The owner is licensed and was previously on the market selling a portion of this as a duplex for $4,450,000 or the entire duplex for $8,440,000. Since this one is off market, feel free to contact me for more information. The next home is a Christie's office listing, where lunch was hosted.

566 Race Street in Aspen

This one also seemed like a good value as it's priced at $11.5 million, well under the others seen earlier today on the west end. The main kitchen and entertaining area was on the top floor (of 3) and there was a nice deck where I got to enjoy the catered lunch PJ from our office was so gracious to host.

Although not a "new build", this one was built in 2006 and was remodeled in 2020. With, 4 bedrooms, 4.5 bathrooms and 4,182 square feet of living area, this once again is a good value relatively speaking at $2,750/sq. ft. There's been some recent action with showings, which is encouraging considering this is typically a slower time of the year. Up next is a duplex opportunity...

322 Park Avenue in Aspen

3. 322 Park Avenue (MLS # 188622)

This one is the 2nd duplex in Smuggler where there's an opportunity to own 2 units. This one has a 3 bedroom, 2 bathroom on one side and a 2 bedroom, 2 bathroom that is tenant occupied on the other. Although this was built back in 1959, it was remodeled in 2010 with similar materials used in the Viceroy in Snowmass Village.

The current asking price is $7.9 million and offers several options. You can either live or keep one to stay in and rent out the other, rent both to land bank for the future or perhaps re-develop? Right down the street is another office listing that was open at the Jacobie Condos I had a chance to preview a month ago in October.

950 Vine Street in Smuggler

4. 950 Vine Street (MLS # 190640)

This next one is a condo at Hunter Creek condominiums. This was a free market 3 bedroom, 2 bathroom unit with 2 parking stalls for $2,495,000. It had a washer/dryer in the unit and had just over a 1,000 square feet of living area. Not a bad price for a 3 bedroom unit close to town... There was another I did a drive by on Maple Lane and realized I had seen it prior.

At just $1,347/sq. ft., this 3 bedroom, 2 bathroom home in Smuggler Park (which I've seen previously) is the best deal a day if you're looking to get into the Aspen Market. It's got an enclosed 2 car garage, hot tub and easy access to Smuggler hiking trail out the back. For $2,450,000, this was by far the best value out there today. There was one more special one I got to see in Smuggler at River Bluff before heading up to Red Mountain.

6. 155 Lone Pine #2 (MLS # 190641)

These highly coveted townhomes that don't come up that often. River Bluff #2 is a 3 bedroom, 3 bathroom unit with 1,805 square feet of living area. These were built in 1982 and my wife used to live in one at the time when they were newer condos. This one got a complete removation in 2017. Although, it was in such good shape that it would appear to have been remodeled within the past year. This also comes with a 2 car garage.

These units are often sought after for someone transitioning from the core of Aspen and wanting something larger or someone downsizing from Red Mountain. They're a great product to lock up and leave as well for traveling. Competing with some of the homes I saw earlier in the day at $4,376/sq. ft., my guess from other Brokers I've been talking to is this might not last long, with an asking price of $7,900,000. Next up, Red Mountain!

64 Pitkin Way on Red Mountain

7. 64 Pitkin Way (MLS # 186298)

This Red Mountain home was definitely the most grand of all the homes I saw on the tour (outside of the 102 Wood Duck Lane). However, this location will most likely be the best for resale as you're surrounded by billionaires on Red Mountain and nearby a recently $100 million home sale. This Pitkin Way home is off of Willoughby Way and is just under an acre on the land. 

Built in 2018, this one features 8,207 square feet of living area and is pushing the Duck Lane's pricing at over $6,000/sq. ft. The main kitchen area is over the top and you have a built in hot tub and tons of outdoor decking overlooking the Roaring Fork River. What failed to mention earlier is the curb appeal and porte cacher as you pull up to the home. It's extremely well built and is ripe for the next billionaire to call home on Red Mountain. The only drawback to this one is the lack of views towards Aspen Mountain. From here, I ventured up Hunter Creek Road to check out another with insane views.

This next one had to have one of the best views I've seen in a long time. This Red Mountain Ranches home was well worth the drive further up the hill. Also, listed by Christie's this home features views from Independence Pass, Ajax, Highlands Bowl, The Maroon Bells, Tiehack, Buttermilk and Mount Sopris. It's literally the $25 million view!

Although the home wasn't quick as grand as the Pitkin Way one I came from, it's listed for roughly 2/3rd of the price. With just under 5,000 square feet of living area and priced just over $5,000/sq. ft., this one is at even $25 million, which is basically the same price of one of the newer homes seen on the West End earlier in the day (without the view). The final home I got to see also had some really nice views as well.

162 Bennett Bench Road on Red Mountain

This final one was a real treat. With the feel of a traditional ski home, this Red Mountain Ranches home was built in 1971 and was like a step back in time. With 5 bedrooms and 4.5 bathrooms, there's a ton of potential! This is the lowest priced home on Red Mountain priced at $16,250,000, which is also less than the bulk of the homes seen earlier today on the West End, whose views couldn't hold a candle to this one.

Summary

The homes on the West End on average had he highest prices, with not a whole lot of views. What people are paying for there is the walkability and proximity to town. You get more for your money in Smuggler it appears. Red Mountain, on the other hand, you'll get much larger lots and typically views. They've all got their pros and cons. East and West Aspen Fall Home Tour

Today's fall home tour featured East Aspen in the morning and West Aspen in the afternoon. However, before I hit the tour we had our Christies International Real Estate meeting at a new office listing at 626 Faraway Road in Snowmass Village.

Compared to what I saw in last week's Snowmass Village Fall Tour, this one seemed like a great deal, to get a 2025 remodel with over 4,000 square feet of living area plus a bonus basement with a home gym and sauna. It also wasn't too far up Faraway Road like some of the others we saw last week. Yet, it still felt relatively private on nearly 3/4 of an acre.

After a productive meeting and tour of this newer listing at $10,250,000 in Snowmass, I drove over to East Aspen to see what was featured today in the fall tour.

The first home I previewed was a Mountain Valley home that was completely remodeled in 2022 and had incredible views towards Mount Sopris.

The owner has enjoyed living in the home since the remodel, which included fireproof siding and an expansion to the east that added a lot of value and living area. With over 4,700 square feet of living area, there's 4 bedrooms and 5.5 bathrooms on nearly a half acre lot.

After leaving Mountain Mountain Laurel Drive, I continued east up Highway 82 to see another Mountain Valley listing built in 2010.

This was the back unit of the duplex, with Unit A buffering some of the road noise from Highway 82. This one was a slightly smaller home than the last one with 4,154 square feet of living area. However there was a bit more stairs with 3 levels of living area (all of which had high ceilings) and then there was a bonus 4th floor rooftop deck for a hot tub.

I forgot to mention, the previous home also had a hot tub and was priced at $15,950,000. Meanwhile, this duplex is listed at $11.5 million. For the $4.5 difference, the Mountain Laurel Drive home not only had more living area, but a much better view. Meanwhile the duplex listing had a little more privacy with less homes being able to see through the windows to the living area.

After leaving Mountain Valley, I went to visit a few condos off Midland Avenue at Aspen View Condos.

The first one was another Christies listing. It was a 2 bedroom, 2 bathroom unit remodeled in 2012 and comes with 2 parking stalls and priced at $2.6 million. The 2nd one is also remodeled and is a 1 bedroom, 1 bathroom unit with 1 parking stall. It's also the lowest priced 1 bedroom in Aspen right now at $1,499,000.

The Aspen View condos were built in 1971 and down the street at 311 Midland Ave was a single family home built in 1970.

Unlike the 2 condos that were remodeled, this one was in relatively original condition, awaiting a new owner to put their finishing touches on it. With both an option to remodel or rebuild, the existing home is a 4 bedroom, 3 bathroom at 1,828 square feet. The current asking price is $8.9 million or $4,888/sq. ft. which appears on the high end of what I've seen recently.

West Aspen Homes

The first home we saw was a single family home at Aspen Highlands on Thunderbowl Lane.

This was the largest home on the tour I saw thus far, with over 6,000 square feet of living area. Although it was built in 2002, there was a massive remodel in 2021. Priced at $18,950 or $3,146 a square foot, you definitely get more for your money at Highlands compared to what I just came from in East Aspen. The lot on this one is pretty small at just 3,920 square feet. However, you're got a world class resort out the back door with Aspen Highlands. On top of that, the ski company has plans in the works for upgrades on the mountain.

I was running short on time because I had to run an office meeting for my Hawaii Team shortly and only had time to see 1 more home, which was the nicest (and priciest) by far...

45 Moore Drive in West Aspen

This final home is located in West Aspen's FiveTrees neighborhood. It was a bit of a drive up the hill past Aspen High School, however it was well worth it! Situated on nearly 5 acres, this home boasts over 10,000 square feet of living area. Once again, by far more opulent than anything I saw today. 

There are 7 bedrooms, 8 full and 2 half bathrooms. Although 20 years old at a 2005 build, the home felt a lot more "brand new" than 20 years old. Everything, I mean everything was well thought out here. The primary suite was on the main floor and upstairs featured several bathrooms and downstairs and a game room, fitness center, wine cellar and more... No pun intended with Moore Drive ;) 

Priced at $45 million, in most residential real estate markets across the United States, that would be considered a fortune. However, here in Aspen, this is one of a dozen on the market today with an asking price of $45 million or more. Snowmass Fall Home Tour: $1 Million Condo to a $23 Million Mansion

Yesterday was the fall home tour that featured homes and condos for sale in Snowmass Village and Owl Creek. Driving from Aspen, the first home on the tour was an architectural gem in Owl Creek.

821 Cluny road is situated on 4 acres in East Owl Creek. Built in 1990, there's over 7,000 square feet of living area and the the design by Architect Steven Haas was ahead of its time. The modern feel took advantage of the natural lighting between the windows and skylights.

In the event 7,351 square feet isn't enough space for you, the owner has plans to increase it to over 9,000 square feet. Outside of the stellar views from the main floor, my favorite room in the house was the downstairs game room.

Prior to seeing this modern home, my previous experience in Owl Creek was seeing more traditional Colorado or log style homes. As I wrapped up this first home on the tour, I bumped into my friend and fellow Realtor, James Benvenuto and he was kind enough to caravan together for the day ahead for the rest of the homes in Snowmass, riding around in his Tesla.

The first Snowmass condo we saw was a Ridge unit #28. Priced at $2,995,000, this was a 2 bedroom, 2 bathroom unit. Built in 1985, it was remodeled in 2013. There were some stairs to get to and from the unit, however there's decent views and a nice pool and hot tub on site.

Next on tour, we stopped by 49 Elk Ridge Lane, which is the first of several homes in Snowmass' Ridge Run neighborhood. This was a 6 bedroom mid century modern style home built in 1969 that featured over 4,000 square feet of living area. It's come down over $500,000 since it was originally listed and has lots of potential. There's parking and entries on both Elk Ridge Land and Maple Ridge Lane. 

This one had a shake roof and there's several decks for entertaining and a hot tub. There's lots of potential here, especially when you consider some of the other properties we see later in the tour in the $10-20 million plus range.

For another $1 million asking, 259 Deer Ridge Lane was the next home we saw. It was a little more updated, having been built in 1982 and was slightly smaller under roof. It did have good bones and potential though. Most of the living area was carpeted and there was hot tub on the deck as well.

Following a similar price range of the previous 2 listings, 177 Stellar Lane was priced at $7,295,000 and was newer. Built in 1988 with a 2019 remodel, the owner also had plans to design a new home on the property. The existing layout has lot of angles and high pitched roof lines, enabling gravity to do its hand in getting snow off the roof in those winter months.

Next up down the road was 233 Stellar Lane. This one was also built in 1988, however the owner went through an extensive remodel in 2023. Although priced at $10,250,000, this one was turn key and ready to move into. The upper level boasted high ceilings and let in a lot of natural light.

1929 Faraway Road in Snowmass

From there, the home prices started jumping significantly. The following home was at 1926 Faraway Road. Listed at $19.5 million, this one. It was the most grand of the Snowmass homes thus far with nearly 6,000 square feet under roof and an elevator.

We then took a quick break to see a condo at Seasons 4 in Snowmass Village. This was the lowest priced 2 bedroom listing on the tour at $1,225,000. This 2 bedroom, 2 bath unit built in 1971 could use some TLC, however there's definitely upside to get in for this price in Snowmass.

From there, we went on to see a few a nice condo and attached home near the Snowmass Club

Country Club Villas #1205 in Snowmass

The first was a 1 bedroom condo at Country Club Villas. This was a 2nd floor 1 bedroom unit that had a complete remodel in 2024. One of the big selling points here is the ability to get access to a golf membership at the Snowmass Club without having to wait in the current waiting list. There's a washer/dryer in the unit and there's some tranquil view of Snowmass Mountain out the back.

Country Club Townhome 51

The 2nd place near Snowmass Club was a 2 story Country Club Townhome unit that had a 1 car garage. This unit had a complete remodel as well. However, it boasted 3 bedrooms, 3 bathrooms and had a great deck and outdoor space.

Lunch Break at 1234 Wood Road

There was an incredible catered lunch at our next home with beef brisket, chicken skewers, salad and chocolate chip cookies. Although that's normally a way to my heart (the food was delicious), that is not the reason why I'm saying this was my favorite home on the tour. Built in 2024, this home featured over 5,800 square feet of living area plus another 3,300 square feet of decking. 

It's hard to beat new construction. The owner is a builder and you can tell. This finishes throughout were over the top and you had grand high ceilings on both levels. They also did a great job with their furniture from Arhaus. On top of that, there's a ski in ski out feature for intermediate skiers.

Older Condos Near Base Village

Next, we saw a mixture of older and newer condos near Base Village. The first of which, was a Crestwood 1 bedroom condo.

This was the lowest priced condo we saw today. Priced at $1,015,000, this unit is conveniently located, comes with a ski locker and has great on site amenities that include a heated pool and hot tub. Built in 1970, I felt this was a good value and entry point into Snowmass.

We then saw 3 units at Wood Run Place, which ranged in price from $1,995,000 to $2,995,000. The varied in size and bedrooms, however one thing they had in common was the interior stairs (multi-level units) and decent value on a price per square foot as the building was a little older (built in 1983).

Newer Condos Near Base Village

There was supposed to be a number of units open at the Viceroy, however we were notified just prior to the tour that the building was closed so the units could get a deep cleaning before guests start arriving later in the month for Thanksgiving.

Enclave Snowmass #504

We then went to a new construction project called the Enclave. There were several listed on the tour that ranged from $4,495,000 to $13,990,000. However, only 1 of them was open and staged, which was unit #505. Although this seems high, this was not the highest priced condo we saw.

There were 2 units on the tour at the Havens, however we only saw unit #8. This unit was definitely my favorite if money were no issue. Priced at $5,000/sq. ft., this 4 bedroom, 4.5 bathroom unit features 3,359 square feet of living area and priced at $16.8 million. The floor to ceiling windows and view of the base ski run of Snowmass Mountain is hard to beat...

Aura #402 at Snowmass Village

This Aura unit was a close 2nd to the Havens unit we just saw. Although it could be more situated for someone that doesn't want to do stairs. This 4th floor unit has an elevator that delivers you right to your front door from the lobby. This 4 bedroom, 4 bathroom is priced lower at $16 million. However, it's more pricey at $6,377/sq. ft. 

They've thought of everything here as well with amenities at this exclusive building. The HOA fees run over $5k/month, however if someone has the means to spend $16 million for a condo, I'm assuming that would be well within their budget.

Limelight Snowmass Condo #233

The final Snowmass condo product we saw was a hotel condo unit at the Limelight. This 3 bedroom, 3 bathroom single level unit boasts over 2,600 square feet of living area. It's more affordably priced at $2,817/sq. ft. and comes with all kinds of perks by being associated with the Limelight. 

The Crown family owns the unit above this one and it comes with a Snowmass Mountain Club membership, ski valet, boot warmers and it's literally right next to the Elk Camp Gondola, which you can see out the window.

Melton Ranch Homes

We wrapped up our tour with 3 homes in Melton Range ranging in the $5-6 million range.

15 Terrace Drive in Melton Ranch

The first was a 3 bedroom, 2 bathroom home built in 1969 priced at $4.9 million. There was a shared driveway and the ceilings felt low in the home. However, based upon the prices of the homes and condos seen earlier today, this seems like a decent value at under $2,000/sq. ft.

This next one is a larger 4 bedroom, bathroom, where the primary suite is upstairs and the downstairs has an additional 3 bedrooms. The ceilings were lower downstairs, however it did have the ability to lock off for a separate entrance. This was also a good value relatively speaking at $1809/sq. ft at a $5,595,000 asking price.

The final home we saw on the tour was a 3 bedroom, 2.5 bathroom home with 3,428 square feet of living area. This home was in much better condition that the previous 2 homes with a 2008 remodel. It was also a lower price/sq. ft. at $1,779. The catch was it was a much longer drive up the hill from the previous 2.  You definitely got more for your money if you're willing to drive (and spend) a little more.
