This morning's Aspen caravan featured a new construction home listing in Castle Creek and 2 Aspen condos at the Sagewood Townhomes and 450 Original. It was a sunny day as the skies have cleared after several days of snow this past week.

This first one was definitely a show stopper! Built in 2024, this newer construction home featured over 6,000 square feet of living area plus another 4,000 square feet plus of unfinished living area on over 10 acres. This home has already been featured in several magazines for its architectural features. 

What I loved about the property was the use of hardwoods throughout. From the floors to the walls, to the ceilings.  Even the built in drawers had a similar vibe or feel to them. You can tell there were skilled craftsmen involved and not just your typical spec build. It reminds me of some of the mid century modern homes done by Vladimir Ossipoff and Alfred Preis in Hawaii I grew up with.

In most parts of the country, $44,500,000 would be eyeball popping, however here in Aspen, it falls in line with another trophy property for those willing and able to pull the trigger on something they love.

This next one was a little more modest condo in the West End, right after you cross the bridge into town near 8th Street. This 2 bedroom, 1 bathroom unit had a great use of space. There's a bonus loft for extra storage or in this case, for their young one to sleep. With nice balcony, ski storage and parking, this is a good value to get a true 2 bedroom in town for close to $2 million.  The asking price is $2,175,000 or $2,843/square foot.

The 3rd property I saw today was located at 450 Original Street, right across from City Market in town. This unit went through an extensive remodel in 2022 and is a legal short term rental. It's been doing well with the bookings and I was fortunate to see it before the winter ski travelers arrive.

The remodel was well thought out, with a great use of space. It's got an oversized kitchen, separate laundry area, storage, 1 bedroom with an en suite bathroom. The 2nd bathroom is off the hallway and 2nd bedroom is a flex space for an office or sleeping with a murphy bed.

When I came home to share with my wife the cool properties I saw today, she reminded me that a friend of ours was the previous owner of the 450 Original condo.  They sold it in 2022 for $3,175,000. Today's price is $4,100,000 or $4,399/square foot. Not bad appreciation over 3 years if they get their price. Both home and condo prices in Aspen were up since last year.
