What the Latest Numbers Mean for Buyers and Sellers
Aspen real estate closed out December 2025 with a surprising headline: single-family home sales jumped 75% month over month. But while transaction volume increased, prices told a more nuanced story across Aspen and the greater Roaring Fork Valley.
In this market update, we break down the latest housing stats for Aspen, Basalt, Carbondale, Glenwood Springs, Snowmass Village, Old Snowmass, Missouri Heights, and Woody Creek, highlighting where momentum is building and where pricing pressure remains.

Aspen: More Sales, Lower Median Prices
Aspen saw seven single-family home sales in December, up from four the year prior. That surge pushed sales volume up 75%. However, the median home price dropped 38.3%, falling from $15.4 million to $9.5 million.
The condo market told a different story. Aspen condo sales increased slightly from 12 to 13 transactions, while the median condo price jumped 56.3%, rising to $5.5 million. This points to continued strength in Aspen’s luxury condo segment, especially among high-end buyers seeking turnkey properties.

Basalt: Condo Activity Surges Despite Price Drops
Basalt experienced a slower month for single-family homes. Sales declined from five to three transactions, and the median home price fell 40% to $2.2 million.
Condos and townhomes, however, provided a bright spot. Sales jumped 166.7%, increasing from three to eight transactions. Even with that surge, the median condo price declined 34.8%, suggesting buyers are finding value opportunities in this segment.

Carbondale: Strong Sales, Softer Prices
Carbondale continued to attract buyers, with home sales rising 22.2%, from nine to eleven transactions. At the same time, the median home price dropped 33.7%, settling at $1.425 million. Condo sales remained flat year over year with four transactions, but pricing jumped dramatically. The median condo price rose 131.8%, reflecting a small data set influenced by higher-end sales.

Glenwood Springs: Prices Rise as Condo Demand Grows
Glenwood Springs saw a slight dip in single-family sales, down from seven to six transactions. Despite that, the median home price increased 33.5%, reaching $1 million.
Condo sales rose sharply, increasing 125% from four to nine transactions. The median condo price slipped modestly by 10.4%, landing at $495,000. Overall, demand remains strong across multiple price points.


Missouri Heights & Woody Creek: No December Activity
Both Missouri Heights and Woody Creek recorded zero transactions in December 2025. While these areas typically see lower sales volume, the lack of activity highlights how localized and uneven the market can be month to month.

Old Snowmass: Limited Sales, One Massive Outlier
Old Snowmass recorded just one (home) sale in December, down 50% from the previous year. The median sale price dropped 53.4%, falling to $3.1 million.
Notably, these figures do not include the $120 million monastery and ranch sale that closed during the month. Because of its unique acreage and classification, it was excluded from standard single-family reporting but still made headlines as one of the largest transactions in the region.

Snowmass Village: Fewer Sales, Lower Prices
Snowmass Village also saw limited activity. One single-family home sale closed in December, down 50% year over year, with the median price falling 54.1% to just under $4.83 million.
The condo market slowed as well, with sales declining from seven to three transactions. Median condo prices dropped to $1.05 million, reflecting softer demand in the short term.
What This Means Going Into 2026
December’s data shows a market driven by selective demand, pricing corrections, and strong interest in specific segments, particularly condos in Aspen, Basalt, and Glenwood Springs. While some areas experienced sharp price drops, others showed resilience or even price growth. For buyers, this environment creates opportunity. For sellers, pricing strategy and timing matter more than ever.
