On this 2nd Day in Carbondale on the Spring Home Tour, David first visited Coryell Ranch, which was the only open in Carbondale Rural. To see more of Carbondale Rural, check out yesterday's tour. Outside of the Coryell Ranch home, the rest of the tour was in town in the morning, followed by River Valley Ranch for mid day.

Coryell Ranch

This first home in Coryell Ranch was the priciest on today's tour at $8,750,000. However, it does have over 5,800 square feet of living area on 2 acres. It's also come down from the original asking price of $10,750,000. This home was built in 2008 and had a 2011 remodel. There's 5 bedroom along with 5 full and 2 half bathroom. What owners at Coryell Ranch have going for them is both access to their trout stocked ponds for fishing on top of fly fishing the Roaring Fork River. 

From Coryell Ranch, we drove by a condo at Line 3 Condos in Carbondale priced at $785,000. However, we did get a chance to see the inside as they got an accepted offer and cancelled the open. From there, we got to see a few homes in town (Carbondale Proper in MLS).

This Cleveland Place home had a ton people at the open due to the price and affordability at $1,285,000. With 4 bedrooms and 3.5 bathrooms, it's located on a quiet street and there's a low maintenance yard on a modest lot of 3,677 square feet. Built in 2006, there's over 2,100 square feet of living area on 3 levels. 

From here, we drive to a duplex a few blocks over on Buckingham Drive.

Located at the end of a cul de sac, this 3 bedroom, 2 bathroom duplex at the Victorians at Roaring Fork was nice in that you have 2 street frontages and there's a ditch on the side of the property that had calming running water going through it. Price under $1 million at $970,000, this home had over 1,200 square feet of living area plus a little yard on the back.

This next one was located in Carbondale's Colorado Meadows neighborhood. What was nice about this one is it included a bonus 2nd lot, where the garage is located. For $1,825,000, you have a combined .33 acres.  The main home was built in 1978, however underwent a tasteful remodel in 2025. It has 3 bedrooms and 2 bathrooms on over 1,500 square feet of living area. 

From here, we drove to River Valley Ranch, where I saw the remainder of the Carbondale homes on the tour.

The first home I got to see in River Valley Ranch was this 4 bedroom home that had 3 full, a 3/4 and 1/2 bath on 3 levels with over 3,300 square feet of living area. Built in 1999, there's an upgraded roof and newer exterior/interior paint. It had a comfortable layout with simple finishes and was one of the lower priced homes in River Valley Ranch at $2,350,000, which ironically is the same price of the next home we saw.

This next home was an attached dwelling with the same price of $2,350,000. The big takeaway was that although it was attached, it was much newer. Built in 2021, this home featured 4 bedrooms, 3 full and 2 half bathrooms. It also had great views of the 8th and 9th fairways of the golf course, which is why they call this newer section The Fairways within River Valley Ranch.

3600 Crystal Bridge in River Valley Ranch

The next one we saw was also in The Fairways, however price over $600k higher at $2,974,000. It's brand new construction a nice view of Mount Sopris. There's 3 bedrooms, 3 full and a half bath with over 3,300 square feet of living area. This is a nice one for someone that wants something turn key that they can lock up and leave with they travel. The next one on the other hand I though was one of the best values I saw today.

3862 Crystal Bridge in River Valley Ranch

Unlike the last 2 Crystal Bridge homes that were attached, this one was a stand along home with a nice sized yard overlooking the golf course. This home is a golfer's dream as the current owner is a major golfing buff. There's one room dedicated to golf and the garage has its own golf cart and simulator. Priced at $2,675,000, I felt this 3,000 sq. ft. + 3 bedroom, 3 bathroom home was the best value on the tour.

107 Bowles Drive in River Valley Ranch

107 Bowles Drive (MLS # 190517) in River Valley Ranch

This next one was another newer build completed in 2024. With 5,597 square feet of living area on .33 acre lot, this home also wasn't bad at $848/square foot or $4,750,000. Given the finishes here, I'm surprised if you could built new at that price, let along the cost of the land... With that said, it's definitely aa deal compared to homes in Aspen. However, there hasn't been a lot of activity in River Valley Ranch recently close to the $5 million range.

This next home was an added bonus on the tour. Newer to market, I'm glad this was open. This single level layout will definitely be appealing to some. Built in 2021, there's over 3,000 square feet of living area and has views of Mount Sopris. With 3 bedrooms, 3.5 bathrooms, this one is available for $3,495,000.

This next one on Sorpris Mesa Drive had nice bones and featured over 5,100 square feet of living area on a .33 acre lot. With 6 bedrooms, 5.5 bathrooms, this home overlooks the 14th green on the golf course. Built in 2005, this one is priced at $3.2 million.

The most affordable River Valley Ranch home that was on the tour was this 3 bedroom, 2.5 bath home price at $1,695,000, which definitely seemed like a good value to be in the neighborhood. Although built in 2001, there's been several upgrades over the past 5 years that include newer appliances. There's also a newer fire resistant roof. Not bad compared to what a studio condo would costs in Aspen. You get so much more "bang for your buck" here in River Valley Ranch.

For another $925,000, you can get into this 3,515 square foot 4 bedroom, 3.5 bathroom home for $2,620,000. Built in 1999, this one is on a .49 acre lot and great outdoor space. With both an open great rooms and partitioned separate levels, this home offers both gathering and privacy options for daily living.

The last home we got to see on the tour today was this new construction home. Photo above is a rendering as finishes still needed to go in. This was also the most expensive one we saw today listed at $5,199,000. When it's all said and done, this will be a 4 bedroom, 2 full and 2 half bath home. As of now, there's a beautiful view of Mount Sopris, however there's a vacant lot in between that sold recently, which could alter the view in the future.

Rain Check - Redstone Homes

There was another another block of homes open this afternoon in Redstone, however I needed to get back to Aspen as my daughter had her IB Diploma Ceremony at Aspen High School leading up to graduation this Saturday.

This spring's home tour consisted of 2 full days in Carbondale. In this article, David will recap the first day, which featured homes in Blue Creek, Cerise Ranch and Ranch at Roaring Fork in the morning and then Aspen Glen in the late morning to early afternoon.

Blue Creek Ranch

The first home on the tour was a Christie's office listing in Blue Creek Ranch listed for $2,850,000. Built in 2007, this home featured nearly 4,000 square feet of living area at is situated at the end of a quiet street. Featuring 4 bedrooms, 4.5 bathrooms, the rooms were generous sized and the high ceilings throughout the home complemented the modern ranch style finishes well. It addition to the covered outdoor spaces down downstairs, there was nice hot tub out back to relax and enjoy.

The next home in Blue Creek Ranch was priced $100,000 more at $2,950,000. The living area was a little smaller, however the lot was nearly double the size at 17,860 square feet. Built in 2006, there was 2022 remodel that features a chef's kitchen and newer cabinets. The seller is getting motivated as this home was previously listed late last year at $3,250,000.

You definitely get so much more for your money in Carbondale as for the same amount of money might get you a 1 or 2 bedroom condo in Aspen's Core.

Cerise Ranch

This next home in Cerise Ranch was definitely a step in price at $4,350,000. However, with that came 5.5 acres and over 5,500 square feet of living area. The home also featured some incredible art (not included) and had a cool bear sculpture in the front yard and a great outdoor entertaining space in the back yard. The current owner has also been getting decent income from AirBnB and could provide a nice turn key investment for a new owner.

There was a nice mix of opens at the Ranch at Roaring Fork. One was a single level ranch style home and the other was a condo overlooking the golf course.

This ranch style home was obviously a great deal at $1,650,000 as they already had an accepted offer on it by the time I got there. Although it was built in 1981, it was completely remodeled in 2016. This single level layout featured 4 bedrooms and 2 bathrooms. In addition to the 1,700 sq. ft. of living area, there's tons of outdoor activities awaiting you within the community such as fishing, gold and cross country skiing. There was even boat storage on the side of the home.

If you'd like to save $400,000, the Ranch at Roaring Fork also has a condo product. Unit #247 is another Christies office listing priced at $1,250,000. As I mentioned, it overlooks the golf course on the 8th tee. The complex was originally built in 1973, however you can't tell once you walk in the front door as this unit had a major remodel in 2025. In addition to the fishing and open space I'd mentioned earlier, there's also some nice tennis courts on site as well.

Aspen Glen

The first home open at Aspen Glen was right next to the entry gate off Highway 82. This was actually the original sales office for the development back in the day. However, the current owner underwent a major remodel in 2024. This was the most expensive home on the tour today at $5,350,000. However, I can see why.

There's a beautiful water feature, so you don't hear Highway 82 and initially got lost on the GPS as there's 2 entries ot the home. There's a a nice driveway that wraps around half of the home and at the formal entry, there's an incredible Elk bronze sculpture. Meanwhile, inside, there's lots of separate living areas to entertain. There's also separate washer/dryers and one off the coolest doggie care/shower set ups I've seen in a residential home.

Surrounded by several holes of the golf course, this home includes a new golf cart as well. On top of that, there's all the amenities of Aspen Glen, which I'll get into shortly.

For $2 million less, this home on Osprey Circle was definitely one of the best values on the tour today. The market has spoken as well as they've already received an accepted offer. With $3.2 million asking price, this one had incredible views of Mount Sopris and was priced at just under $726/square foot. Built in 1997, it's coming up on 20 years old, however it was welll maintained and I think it'd be tough to built new for the replacement cost, let alone the land with that view. No wonder it was only on the market a week... I started to get hungry, so the next stop was lunch hosted for the brokers at the Aspen Glen Club.

We were greeted by James Folske, the Membership Director of the club. After a nice lunch he shared the value of membership at the club, which included board/meeting room on the same level as the dining. There's also a golf simulator a heated swimming pool, tennis and pickleball courts and a new fitness center downstairs with state of the art TechnoGym equipment.

After lunch, we were treated to the first duplex on the tour. Built in 2021, this place felt like new. With over 3,000 square feet of living area on 3 levels, it was priced just under $2.6 million. It's got all the bells and whistles of someone wanting a turn key place that you can easily lock up and leave when you travel and then come back to all the amenities Aspen Glen has to offer.

This one was another beautiful remodel. Built in 2002, it got a major makeover in 2023. Originally priced at $5,250,00, it's come down $300k to the current price of $4,950,000. One of the bonuses on this one is it's situated on 2 parcels, which provides lots of flexibility/options with the smaller parcel being riverfront.

70 Golden Bear Drive in Aspen Glen

The next one was the lowest priced home on the tour, which was a townhome at the Peaks for $1,830,000. This one was also completely remodeled in 2024. Although it's smaller than the duplex earlier, it doesn't hurt to save over $700k. 

The final 2 homes on the tour I had a chance to see were 2 side by side new construction homes just under $5 million.

The first new build we saw was 1014 Bald Eagle Way, which was primarily on 1 level and priced at $4,850,000. Situated on a half acre lot, this one featured 3,867 square feet of living area. With 4 bedrooms, 4.5 bathrooms, this one is ready to move right in. All you need is furniture! Next, we went to see the one next door that was done by the same developer and wanted to see what an additional $100,000 gets you.

This one was priced at $4,950,000. It's also 4 bedrooms, 4.5 bathrooms, however the lot was slightly larger and the home another 100 square feet larger. It also had arguably a better view and had a nice modern ranch style vibe to it. Once again, this one is turn key and ready to go for its new owner.

Rural Carbondale Tour Summary

There's a nice variety of housing stock in rural Carbondale for sale, which varied in price from the $1.25 condo in the Ranch at Roaring Fork to the $5.35 Million newer home at the entrance to Aspen Glen. Aspen Real Estate Market Shock: Home Prices Drop Nearly $5 Million in April 2026

The Roaring Fork Valley real estate market delivered some surprising numbers in April 2026, with Aspen seeing one of the sharpest slowdowns in recent memory.

Aspen home sales fell 45.5% year-over-year, while the median home price dropped nearly $5 million compared to April 2025. Meanwhile, nearby communities like Snowmass Village, Carbondale, and Glenwood Springs experienced very different market trends, highlighting just how segmented Colorado’s luxury real estate market has become.

David Buck with Christie's International Real Estate shared the latest housing statistics across the Roaring Fork Valley, covering Aspen, Basalt, Carbondale, Glenwood Springs, Missouri Heights, Old Snowmass, Snowmass Village, and Woody Creek.

Here’s a closer look at what happened in the market this past month.

Aspen Real Estate Sees Major Slowdown

Aspen Local Market Update for April 2026

Aspen experienced the most dramatic market shift in the valley during April 2026.

Home sales dropped from 11 transactions in April 2025 to just six sales this year, a steep 45.5% decline. At the same time, Aspen’s median home price fell from $18.55 million to $13.66 million, representing a 26.3% decrease.

The condo market also softened significantly. While transaction volume remained flat at eight sales, median condo prices plunged 51.3%, dropping from $5 million to $2.44 million.

These numbers suggest buyers may be becoming more cautious in Aspen’s ultra-luxury market after years of aggressive appreciation.

Snowmass Village Defies the Trend

While Aspen cooled, Snowmass Village posted some surprising luxury sales activity.

Home sales declined sharply, falling 85.7% year-over-year with only one sale recorded in April 2026. However, that single transaction closed at $12 million, pushing the median home price up 110%.

The condo market also saw strong pricing growth despite fewer transactions. Condo sales dipped from six to five deals, but the median condo price surged 171.2%, climbing from $1.25 million to $3.4 million. This reflects continued demand for premium ski-access properties and luxury inventory in Snowmass Village.

Carbondale and Glenwood Springs Gain Momentum

While luxury markets cooled in some areas, more affordable communities saw increased buyer activity.

Carbondale home sales increased 62.5%, rising from eight sales to 13 transactions in April 2026. However, the median home price dropped 40.8%, settling at $1.97 million.

The condo and townhome market exploded in activity, with sales increasing 250% year-over-year. Prices, however, moved lower, with median condo prices dropping 63.2%.

This could signal stronger demand from buyers seeking relative affordability within the Roaring Fork Valley.

Glenwood Springs Real Estate Update

Glenwood Springs Local Market Update for April 2026

Glenwood Springs showed a similar trend. Home sales declined 45.5%, but condo sales surged 200%, increasing from five to 15 transactions. At the same time:

  • Median home prices fell 21.3%
  • Median condo prices dropped 21.6%

The increase in condo activity may point to buyers shifting toward more attainable housing options as higher-end markets slow down.

Basalt Posts One of the Biggest Price Jumps

Basalt delivered one of the most eye-catching statistics of the month. Although only one home sale occurred in both April 2025 and April 2026, the median sales price jumped from $1.4 million to $6.3 million, which was an enormous 492.9% increase.

Condo sales also increased modestly, though prices moved lower year-over-year. Because of the small number of transactions, these figures likely reflect a few high-end outlier sales rather than a broad market shift.

Old Snowmass saw modest growth in sales activity during April 2026, with home sales increasing 50% year-over-year. Transactions rose from two sales in April 2025 to three sales this past month. Despite the increase in activity, pricing moved significantly lower. The median home price dropped 44.3%, falling from $3.6 million a year ago to $2,004,000 in April 2026.

As is typical for Old Snowmass, there were no condo or townhome sales reported during the month, since the area is primarily made up of larger single-family homes and ranch-style properties. The market continues to attract buyers looking for privacy, land, and a quieter mountain lifestyle just outside Aspen.

Quiet Month for Woody Creek and Missouri Heights

Woody Creek and Missouri Heights saw virtually no transaction activity during April 2026. Woody Creek had no recorded sales despite posting a $27 million median home price a year earlier. Missouri Heights also saw zero transactions this past month. These markets typically experience lower transaction volume due to limited inventory and large estate-style properties.

What’s Driving the Roaring Fork Valley Market?

Several factors may be influencing the current slowdown across parts of the Roaring Fork Valley real estate market.

One major factor has been the temporary Aspen airport closure, which reduced tourism and visitor traffic during what is normally a busy spring season. Local activity reportedly slowed significantly, creating what many described as a “ghost town” atmosphere. Seasonality also continues to play a role as buyers and sellers prepare for the busy summer market.

At the same time, luxury buyers may be becoming more selective as pricing normalizes after years of rapid appreciation across Aspen and surrounding communities.

Outlook for Summer 2026

As the summer season approaches, many real estate professionals are watching closely to see whether activity rebounds across Aspen and the Roaring Fork Valley. Luxury inventory, pricing adjustments, and renewed travel activity could all impact market momentum over the coming months.

Despite softer numbers in Aspen, strong activity in communities like Carbondale, Snowmass Village, and Glenwood Springs shows there is still healthy demand throughout the valley, particularly for properties offering relative value or unique luxury appeal.

Final Thoughts

April 2026 delivered one of the most interesting market shifts the Roaring Fork Valley has seen in years.

Aspen’s sharp decline in both sales and pricing grabbed headlines, but nearby communities revealed a much more nuanced story. From Snowmass Village luxury surges to Carbondale’s rising transaction volume, buyers and sellers are clearly responding differently depending on location and price point.

As the busy summer season approaches, all eyes will remain on Aspen real estate and the broader Colorado luxury housing market.

It’s not every day you wake up to snow falling in Aspen in the middle of May. On May 6th, 2026, the weather in Aspen took a dramatic turn after what had been one of the driest winter seasons locals could remember. Just the day before, the town was filled with sunshine, mild temperatures, and all the signs that spring had officially arrived. Then overnight, the mountains transformed once again into a winter scene, creating one of the most unique mornings Aspen has seen this year.

Driving into town along Cemetery Lane, the contrast immediately stood out. The Aspen trees had already begun filling in with bright green leaves for spring, yet fresh snow rested on top of them. That combination is something rarely seen in the area because by the time snow normally arrives in late fall, the leaves have already disappeared. The result was a striking mix of seasons that perfectly captured how unpredictable mountain life can be in Colorado.

What made the snowfall feel even more surreal was how quiet Aspen had become. Early May is considered off season, sitting in between the busy ski months and the arrival of summer visitors. On this particular Wednesday morning, downtown Aspen felt almost like a ghost town. Streets were empty, restaurants were closed, and there were barely any people walking around despite it being just before lunchtime. Even the Silver Queen Gondola had already removed its cabins for the season, leaving the base of Ajax Mountain unusually calm and silent.

For many people, Aspen is known for its energy during ski season or its packed summer calendar filled with concerts, the music festival, the jazz festival and outdoor events. But locals know there’s something special about the quieter moments in town. The off season offers a completely different perspective of Aspen, which include peaceful streets, dramatic weather shifts, and the chance to experience the natural beauty of the mountains without the crowds.
