2026 Spring Home Tour: Carbondale Proper

On this 2nd Day in Carbondale on the Spring Home Tour, David first visited Coryell Ranch, which was the only open in Carbondale Rural. To see more of Carbondale Rural, check out yesterday's tour. Outside of the Coryell Ranch home, the rest of the tour was in town in the morning, followed by River Valley Ranch for mid day.
Coryell Ranch

137 Stonefly Drive (MLS # 184365) in Coryell Ranch
This first home in Coryell Ranch was the priciest on today's tour at $8,750,000. However, it does have over 5,800 square feet of living area on 2 acres. It's also come down from the original asking price of $10,750,000. This home was built in 2008 and had a 2011 remodel. There's 5 bedroom along with 5 full and 2 half bathroom. What owners at Coryell Ranch have going for them is both access to their trout stocked ponds for fishing on top of fly fishing the Roaring Fork River.
From Coryell Ranch, we drove by a condo at Line 3 Condos in Carbondale priced at $785,000. However, we did get a chance to see the inside as they got an accepted offer and cancelled the open. From there, we got to see a few homes in town (Carbondale Proper in MLS).
Carbondale Proper

309 Cleveland Place (MLS # 192832) in Carbondale
This Cleveland Place home had a ton people at the open due to the price and affordability at $1,285,000. With 4 bedrooms and 3.5 bathrooms, it's located on a quiet street and there's a low maintenance yard on a modest lot of 3,677 square feet. Built in 2006, there's over 2,100 square feet of living area on 3 levels.
From here, we drive to a duplex a few blocks over on Buckingham Drive.

957 Buckingham Drive (MLS # 192882) in Carbondale
Located at the end of a cul de sac, this 3 bedroom, 2 bathroom duplex at the Victorians at Roaring Fork was nice in that you have 2 street frontages and there's a ditch on the side of the property that had calming running water going through it. Price under $1 million at $970,000, this home had over 1,200 square feet of living area plus a little yard on the back.
Colorado Meadows

520 & 0 Mesa Verde Avenue (MLS # 191750) in Colorado Meadows
This next one was located in Carbondale's Colorado Meadows neighborhood. What was nice about this one is it included a bonus 2nd lot, where the garage is located. For $1,825,000, you have a combined .33 acres. The main home was built in 1978, however underwent a tasteful remodel in 2025. It has 3 bedrooms and 2 bathrooms on over 1,500 square feet of living area.
From here, we drove to River Valley Ranch, where I saw the remainder of the Carbondale homes on the tour.
River Valley Ranch

465 Settlement Lane (MLS # 192626) in River Valley Ranch
The first home I got to see in River Valley Ranch was this 4 bedroom home that had 3 full, a 3/4 and 1/2 bath on 3 levels with over 3,300 square feet of living area. Built in 1999, there's an upgraded roof and newer exterior/interior paint. It had a comfortable layout with simple finishes and was one of the lower priced homes in River Valley Ranch at $2,350,000, which ironically is the same price of the next home we saw.

3420 Crystal Bridge (MLS # 191795) in River Valley Ranch
This next home was an attached dwelling with the same price of $2,350,000. The big takeaway was that although it was attached, it was much newer. Built in 2021, this home featured 4 bedrooms, 3 full and 2 half bathrooms. It also had great views of the 8th and 9th fairways of the golf course, which is why they call this newer section The Fairways within River Valley Ranch.

3600 Crystal Bridge (MLS # 191591) in River Valley Ranch
The next one we saw was also in The Fairways, however price over $600k higher at $2,974,000. It's brand new construction a nice view of Mount Sopris. There's 3 bedrooms, 3 full and a half bath with over 3,300 square feet of living area. This is a nice one for someone that wants something turn key that they can lock up and leave with they travel. The next one on the other hand I though was one of the best values I saw today.

3862 Crystal Bridge (MLS # 192897) in River Valley Ranch
Unlike the last 2 Crystal Bridge homes that were attached, this one was a stand along home with a nice sized yard overlooking the golf course. This home is a golfer's dream as the current owner is a major golfing buff. There's one room dedicated to golf and the garage has its own golf cart and simulator. Priced at $2,675,000, I felt this 3,000 sq. ft. + 3 bedroom, 3 bathroom home was the best value on the tour.

107 Bowles Drive (MLS # 190517) in River Valley Ranch
This next one was another newer build completed in 2024. With 5,597 square feet of living area on .33 acre lot, this home also wasn't bad at $848/square foot or $4,750,000. Given the finishes here, I'm surprised if you could built new at that price, let along the cost of the land... With that said, it's definitely aa deal compared to homes in Aspen. However, there hasn't been a lot of activity in River Valley Ranch recently close to the $5 million range.

633 Perry Ridge (MLS # 192828) in River Valley Ranch
This next home was an added bonus on the tour. Newer to market, I'm glad this was open. This single level layout will definitely be appealing to some. Built in 2021, there's over 3,000 square feet of living area and has views of Mount Sopris. With 3 bedrooms, 3.5 bathrooms, this one is available for $3,495,000.

104 Sopris Mesa Drive (MLS #192319) in River Valley Ranch
This next one on Sorpris Mesa Drive had nice bones and featured over 5,100 square feet of living area on a .33 acre lot. With 6 bedrooms, 5.5 bathrooms, this home overlooks the 14th green on the golf course. Built in 2005, this one is priced at $3.2 million.

1264 Crystal Bluffs Loop (MLS # 192892) in River Valley Ranch
The most affordable River Valley Ranch home that was on the tour was this 3 bedroom, 2.5 bath home price at $1,695,000, which definitely seemed like a good value to be in the neighborhood. Although built in 2001, there's been several upgrades over the past 5 years that include newer appliances. There's also a newer fire resistant roof. Not bad compared to what a studio condo would costs in Aspen. You get so much more "bang for your buck" here in River Valley Ranch.

1096 Heritage Drive (MLS # 191784) in River Valley Ranch
For another $925,000, you can get into this 3,515 square foot 4 bedroom, 3.5 bathroom home for $2,620,000. Built in 1999, this one is on a .49 acre lot and great outdoor space. With both an open great rooms and partitioned separate levels, this home offers both gathering and privacy options for daily living.

860 Perry Ridge (MLS # 186787) in River Valley Ranch
The last home we got to see on the tour today was this new construction home. Photo above is a rendering as finishes still needed to go in. This was also the most expensive one we saw today listed at $5,199,000. When it's all said and done, this will be a 4 bedroom, 2 full and 2 half bath home. As of now, there's a beautiful view of Mount Sopris, however there's a vacant lot in between that sold recently, which could alter the view in the future.
Rain Check - Redstone Homes
There was another another block of homes open this afternoon in Redstone, however I needed to get back to Aspen as my daughter had her IB Diploma Ceremony at Aspen High School leading up to graduation this Saturday.
