Ranch at Roaring Fork in Rural Carbondale
This spring's home tour consisted of 2 full days in Carbondale. In this article, David will recap the first day, which featured homes in Blue Creek, Cerise Ranch and Ranch at Roaring Fork in the morning and then Aspen Glen in the late morning to early afternoon.
Blue Creek Ranch

41 Choke Cherry Court (MLS # 190158) in Blue Creek Ranch
The first home on the tour was a Christie's office listing in Blue Creek Ranch listed for $2,850,000. Built in 2007, this home featured nearly 4,000 square feet of living area at is situated at the end of a quiet street. Featuring 4 bedrooms, 4.5 bathrooms, the rooms were generous sized and the high ceilings throughout the home complemented the modern ranch style finishes well. It addition to the covered outdoor spaces down downstairs, there was nice hot tub out back to relax and enjoy.

11 Pinon Lane (MLS # 192752) in Blue Creek Ranch
The next home in Blue Creek Ranch was priced $100,000 more at $2,950,000. The living area was a little smaller, however the lot was nearly double the size at 17,860 square feet. Built in 2006, there was 2022 remodel that features a chef's kitchen and newer cabinets. The seller is getting motivated as this home was previously listed late last year at $3,250,000.
You definitely get so much more for your money in Carbondale as for the same amount of money might get you a 1 or 2 bedroom condo in Aspen's Core.
Cerise Ranch

268 Larkspur Drive (MLS # 192506) in Cerise Ranch
This next home in Cerise Ranch was definitely a step in price at $4,350,000. However, with that came 5.5 acres and over 5,500 square feet of living area. The home also featured some incredible art (not included) and had a cool bear sculpture in the front yard and a great outdoor entertaining space in the back yard. The current owner has also been getting decent income from AirBnB and could provide a nice turn key investment for a new owner.
Ranch at Roaring Fork
There was a nice mix of opens at the Ranch at Roaring Fork. One was a single level ranch style home and the other was a condo overlooking the golf course.

245 Stagecoach Drive (MLS # 192635) at the Ranch at Roaring Fork
This ranch style home was obviously a great deal at $1,650,000 as they already had an accepted offer on it by the time I got there. Although it was built in 1981, it was completely remodeled in 2016. This single level layout featured 4 bedrooms and 2 bathrooms. In addition to the 1,700 sq. ft. of living area, there's tons of outdoor activities awaiting you within the community such as fishing, gold and cross country skiing. There was even boat storage on the side of the home.

Ranch at Roaring Fork Condo #247 (MLS # 190633)
If you'd like to save $400,000, the Ranch at Roaring Fork also has a condo product. Unit #247 is another Christies office listing priced at $1,250,000. As I mentioned, it overlooks the golf course on the 8th tee. The complex was originally built in 1973, however you can't tell once you walk in the front door as this unit had a major remodel in 2025. In addition to the fishing and open space I'd mentioned earlier, there's also some nice tennis courts on site as well.
Aspen Glen

38 E Diamond A Ranch Road (MLS # 192785) in Aspen Glen
The first home open at Aspen Glen was right next to the entry gate off Highway 82. This was actually the original sales office for the development back in the day. However, the current owner underwent a major remodel in 2024. This was the most expensive home on the tour today at $5,350,000. However, I can see why.
There's a beautiful water feature, so you don't hear Highway 82 and initially got lost on the GPS as there's 2 entries ot the home. There's a a nice driveway that wraps around half of the home and at the formal entry, there's an incredible Elk bronze sculpture. Meanwhile, inside, there's lots of separate living areas to entertain. There's also separate washer/dryers and one off the coolest doggie care/shower set ups I've seen in a residential home.
Surrounded by several holes of the golf course, this home includes a new golf cart as well. On top of that, there's all the amenities of Aspen Glen, which I'll get into shortly.

140 Osprey Circle (MLS #192772) in Aspen Glen
For $2 million less, this home on Osprey Circle was definitely one of the best values on the tour today. The market has spoken as well as they've already received an accepted offer. With $3.2 million asking price, this one had incredible views of Mount Sopris and was priced at just under $726/square foot. Built in 1997, it's coming up on 20 years old, however it was welll maintained and I think it'd be tough to built new for the replacement cost, let alone the land with that view. No wonder it was only on the market a week... I started to get hungry, so the next stop was lunch hosted for the brokers at the Aspen Glen Club.
We were greeted by James Folske, the Membership Director of the club. After a nice lunch he shared the value of membership at the club, which included board/meeting room on the same level as the dining. There's also a golf simulator a heated swimming pool, tennis and pickleball courts and a new fitness center downstairs with state of the art TechnoGym equipment.

70 Elk Track Lane (MLS # 191974) in Aspen Glen
After lunch, we were treated to the first duplex on the tour. Built in 2021, this place felt like new. With over 3,000 square feet of living area on 3 levels, it was priced just under $2.6 million. It's got all the bells and whistles of someone wanting a turn key place that you can easily lock up and leave when you travel and then come back to all the amenities Aspen Glen has to offer.

139 River Glen Road (MLS # 189148) in Aspen Glen
This one was another beautiful remodel. Built in 2002, it got a major makeover in 2023. Originally priced at $5,250,00, it's come down $300k to the current price of $4,950,000. One of the bonuses on this one is it's situated on 2 parcels, which provides lots of flexibility/options with the smaller parcel being riverfront.

70 Golden Bear Drive (MLS # 192264) in Aspen Glen
The next one was the lowest priced home on the tour, which was a townhome at the Peaks for $1,830,000. This one was also completely remodeled in 2024. Although it's smaller than the duplex earlier, it doesn't hurt to save over $700k.
The final 2 homes on the tour I had a chance to see were 2 side by side new construction homes just under $5 million.

1014 Bald Eagle Way (MLS # 190767) in Aspen Glen
The first new build we saw was 1014 Bald Eagle Way, which was primarily on 1 level and priced at $4,850,000. Situated on a half acre lot, this one featured 3,867 square feet of living area. With 4 bedrooms, 4.5 bathrooms, this one is ready to move right in. All you need is furniture! Next, we went to see the one next door that was done by the same developer and wanted to see what an additional $100,000 gets you.

1042 Bald Eagle Way (MLS # 188732) in Aspen Glen
This one was priced at $4,950,000. It's also 4 bedrooms, 4.5 bathrooms, however the lot was slightly larger and the home another 100 square feet larger. It also had arguably a better view and had a nice modern ranch style vibe to it. Once again, this one is turn key and ready to go for its new owner.
Rural Carbondale Tour Summary
There's a nice variety of housing stock in rural Carbondale for sale, which varied in price from the $1.25 condo in the Ranch at Roaring Fork to the $5.35 Million newer home at the entrance to Aspen Glen.
