Of the 51 Units at Electric Pass Lodge in Snowmass Village, 10 are listed for sale in MLS. Is now the time to buy? It's not too often you see nearly 20% of the inventory in a condo complex available for resale. Current listings range from $2,600,000 to $4,950,000. Here are some of the reasons why inventory might be considered "high":
- Original Owners are taking advantage of a run up in prices and cashing out
- Some buyers of new condos speculate with the intention to sell in a few years after completion
- Original owners locked in their prices during COVID and life plans have changed
Is Now Time to Buy?
Once Stratos is complete, Base Village will be completely built out and I have a feeling 3-5 years down the road, buyers will look back and see how this could've been a buying opportunity.
Awesome Deal on Unit #404
Unit #404 is one of our office listings I wrote about in December. At that time, it was priced at $3,299,000 and came down from $3,600,000. It's now been further reduced to $3,150,000. This unit has more of the developer upgrades than any other unit in the building outside of the Penthouse #604, which is currently listed at $4,395,000.
