I had a chance yesterday to check out some of the latest inventory to hit the market in Aspen, starting with a condo just over $2 million to a riverfront estate for $30 million. Here's what's new to market and my feedback on what is for sale.
Herron Condo Off Main Street
Herron #B2 (MLS # 190252) Listed for $2,150,000
There's a unit at Herron that just hit the market. This is a classic 1890 Victorian home that got converted to a condo at some point in time. It's a real cute unit that's been been meticulously remodeled in 2023. It's convenient location in town and although it's got a Main Street address, the entrance and orientation is set back from the street. It also comes with parking and pet friendly. There's also extra storage. The listing agent/owner couldn't have been nicer and you could tell the love that she poured into this place. The only negative would be for someone that can't do stairs as it's an upstairs unit. With that said, that's what keeps everyone in Aspen so fit! Between the hiking, skiing and vertical living, it sure keeps people in shape here.
Jacobie 2 Bedroom Condo
Jacobie Condo #5 (MLS #190352) Listed for $2,600,000
The next one was a nice 2 bedroom, 2 bathroom unit at the Jacobie Condos on the east side of town. Built in 1972, this unit also underwent an extensive renovation in 2025. They did a great job. The downstairs is a 2 bedroom, 1 bathroom and upstairs has a loft feeling with high ceilings, a great room, kitchen and additional bathroom. There's also deck (or lanai as we call is in Hawaii) to hang out and sip on your coffee in the morning.
One of the bonuses here is there's a wood burning fireplace, which isn't allowed for new construction in town. Speaking of town, it's close to the Hopkins pedestrian bridge for a stroll into town. It also comes with 2 parking spaces.
Gant 2 Bedroom Condo
Gant #A304 (MLS # 190379) Listed for $4,995,000
There's a Gant listing on the 3rd floor. Unlike the previous 2 condos, the Gant is much larger condo complex and this also had a major remodel in 2025. There's definitely a theme I've noticed where these new listings are hitting the market being well presented. With that said, it does appear they're pushing the envelope on price with this one at $4802/square foot. For the same price, there's a 3 bedroom, 3 bathroom available on the 1st floor (Unit #E103) for the same asking price of $4,995,000.
Gant Tennis Courts and Origins Restaurant
The amenities are nice though, with the tennis courts and Origin restaurant. It's arguably one of the best locations in town, with the exception of the next one I'll be discussing...
North of Nell 2 Bedroom Condo
North of Nell #4E (MLS # 190369) Listed at $7,500,000
My final condo on the tour was a North of Nell 2 bedroom, 2 bathroom condo. I was always curious what those unit were like. I got home last night and asked my daughter (who is now immune to Aspen prices) what she thought one would go for and she said $15 million! I had to reel her back in sharing that although this location is insane, it's only a 2 bedroom unit. Given that, it's still an impressive $5,588/square foot. The only product that can rival this pricing where I come from is the Waikiki Shore I talked about in an Aspen blog article earlier this spring.
It's hard to beat being steps from the Gondola and owning your unit outright vs. a fractional Residences at the Little Nell unit. Let alone having a killer coffee shop, ski shop and more downstairs.... Last on the tour was the only single family home off Cemetery Lane.
Roaring Fork River Home off Cemetery Lane
1220 Red Butte Drive (MLS # 190297) is Listed for $30 Million
We saved the largest property (by far) for the end. This one is a 5 bedroom, 5.5 bathroom estate along the Roaring Fork River. Although built in 1984 and remodeled in 2008, it's been well maintained and still has a modern interior feel considering the remodel being 17 years old now. This one is also a bankruptcy sale, where even an accepted offer is contingent upon the bankruptcy court confirmation, where it could be bid up.
The river frontage of this home is share with 4 other owners and the home also has some bonus privacy in a courtyard. The fences for privacy are apparently grandfathered in from when it was built. Most of the bedrooms are spread out as well for privacy within the compound and there's a generous sized primary suite on the 2nd floor.
