Today's fall home tour featured East Aspen in the morning and West Aspen in the afternoon. However, before I hit the tour we had our Christies International Real Estate meeting at a new office listing at 626 Faraway Road in Snowmass Village.

Compared to what I saw in last week's Snowmass Village Fall Tour, this one seemed like a great deal, to get a 2025 remodel with over 4,000 square feet of living area plus a bonus basement with a home gym and sauna. It also wasn't too far up Faraway Road like some of the others we saw last week. Yet, it still felt relatively private on nearly 3/4 of an acre.
After a productive meeting and tour of this newer listing at $10,250,000 in Snowmass, I drove over to East Aspen to see what was featured today in the fall tour.

The first home I previewed was a Mountain Valley home that was completely remodeled in 2022 and had incredible views towards Mount Sopris.

The owner has enjoyed living in the home since the remodel, which included fireproof siding and an expansion to the east that added a lot of value and living area. With over 4,700 square feet of living area, there's 4 bedrooms and 5.5 bathrooms on nearly a half acre lot.
After leaving Mountain Mountain Laurel Drive, I continued east up Highway 82 to see another Mountain Valley listing built in 2010.

This was the back unit of the duplex, with Unit A buffering some of the road noise from Highway 82. This one was a slightly smaller home than the last one with 4,154 square feet of living area. However there was a bit more stairs with 3 levels of living area (all of which had high ceilings) and then there was a bonus 4th floor rooftop deck for a hot tub.
I forgot to mention, the previous home also had a hot tub and was priced at $15,950,000. Meanwhile, this duplex is listed at $11.5 million. For the $4.5 difference, the Mountain Laurel Drive home not only had more living area, but a much better view. Meanwhile the duplex listing had a little more privacy with less homes being able to see through the windows to the living area.
After leaving Mountain Valley, I went to visit a few condos off Midland Avenue at Aspen View Condos.

The first one was another Christies listing. It was a 2 bedroom, 2 bathroom unit remodeled in 2012 and comes with 2 parking stalls and priced at $2.6 million. The 2nd one is also remodeled and is a 1 bedroom, 1 bathroom unit with 1 parking stall. It's also the lowest priced 1 bedroom in Aspen right now at $1,499,000.
The Aspen View condos were built in 1971 and down the street at 311 Midland Ave was a single family home built in 1970.

Unlike the 2 condos that were remodeled, this one was in relatively original condition, awaiting a new owner to put their finishing touches on it. With both an option to remodel or rebuild, the existing home is a 4 bedroom, 3 bathroom at 1,828 square feet. The current asking price is $8.9 million or $4,888/sq. ft. which appears on the high end of what I've seen recently.
West Aspen Homes
The first home we saw was a single family home at Aspen Highlands on Thunderbowl Lane.

This was the largest home on the tour I saw thus far, with over 6,000 square feet of living area. Although it was built in 2002, there was a massive remodel in 2021. Priced at $18,950 or $3,146 a square foot, you definitely get more for your money at Highlands compared to what I just came from in East Aspen. The lot on this one is pretty small at just 3,920 square feet. However, you're got a world class resort out the back door with Aspen Highlands. On top of that, the ski company has plans in the works for upgrades on the mountain.
I was running short on time because I had to run an office meeting for my Hawaii Team shortly and only had time to see 1 more home, which was the nicest (and priciest) by far...

45 Moore Drive (MLS # 1888891) in West Aspen's Five Trees
This final home is located in West Aspen's FiveTrees neighborhood. It was a bit of a drive up the hill past Aspen High School, however it was well worth it! Situated on nearly 5 acres, this home boasts over 10,000 square feet of living area. Once again, by far more opulent than anything I saw today.
There are 7 bedrooms, 8 full and 2 half bathrooms. Although 20 years old at a 2005 build, the home felt a lot more "brand new" than 20 years old. Everything, I mean everything was well thought out here. The primary suite was on the main floor and upstairs featured several bathrooms and downstairs and a game room, fitness center, wine cellar and more... No pun intended with Moore Drive ;)
Priced at $45 million, in most residential real estate markets across the United States, that would be considered a fortune. However, here in Aspen, this is one of a dozen on the market today with an asking price of $45 million or more.
