Roaring Fork Valley Real Estate Market Update for July 2026

The Roaring Fork Valley real estate market delivered some significant changes in July 2026, with notable differences between Aspen and the communities farther down valley.

From Aspen to Woody Creek, July's numbers show a market with substantial variation in both transaction volume and median prices. Aspen home sales increased sharply, while several other communities experienced declining prices or fewer transactions.

Here's a closer look at the July 2026 real estate market across the Roaring Fork Valley.

Aspen Real Estate Market

Aspen saw one of the most significant increases in home sales during July 2026.

There were 9 home transactions in July 2026, compared with just 3 transactions in July 2025. That's a 200% increase in home sales year over year.

However, the increase in sales volume came alongside a decline in the median home price. Aspen's median home price decreased 13.7%, falling from $11.8 million to $10.185 million.

The Aspen condo market showed a very different trend.

Condo sales declined 77.8%, falling from 9 transactions in July 2025 to just 2 transactions in July 2026. The median condo price decreased 3.4%, from $2.675 million to $2.585 million.

Basalt Real Estate Market

Moving down valley to Basalt, home sales declined in July.

Basalt recorded 2 home transactions, compared with 3 in July 2025, representing a 33.3% decrease.

Despite the decline in transaction volume, the median home price increased 5.7%, rising from $2.755 million to $2.9125 million.

The Basalt condo market experienced a substantial increase in sales. Transactions rose 150%, from 2 sales in July 2025 to 5 sales this past month.

However, the median condo price fell 38.6%, dropping from $1.8325 million to $1.125 million.

Carbondale Real Estate Market

Carbondale home sales remained unchanged year over year.

There were 13 home transactions in July 2026, exactly the same number as July 2025.

The median home price, however, declined 22.2%, falling from $1.78 million to $1.385 million.

Carbondale's condo market also saw fewer transactions. Condo sales dropped by one-third, from 3 transactions in July 2025 to 2 in July 2026.

Interestingly, the median condo price moved sharply higher. It increased 127%, from $986,000 to $2.24 million.

Glenwood Springs Real Estate Market

Glenwood Springs experienced relatively stable home prices in July 2026.

Home sales declined 7.1%, from 14 transactions in July 2025 to 13 transactions this past month.

At the same time, the median home price increased slightly, rising 0.5% from $970,000 to $975,000.

The condo market saw an increase in transaction volume. Sales rose 20%, from 5 transactions to 6.

However, the median condo price fell by more than half, declining from $645,000 to $320,500.

Missouri Heights Real Estate Market

Missouri Heights recorded 2 home sales in July 2026, compared with 1 transaction in July 2025.

That represents a 100% increase in home sales.

The median home price decreased 5%, moving from $1.7 million to $1.6125 million.

There were no condo sales reported in Missouri Heights during the month.

Old Snowmass Real Estate Market

There were no home sales reported in Old Snowmass in July 2026.

By comparison, there were 3 transactions in July 2025, with an average price of $1.45 million.

There were also no condo or townhome sales reported in July 2026. A year earlier, one transaction occurred at $525,000.

Snowmass Village Real Estate Market

Snowmass Village also experienced a major change in July.

There were no home sales reported in July 2026, compared with 2 transactions in July 2025, which averaged just over $13 million.

The condo market moved in the opposite direction. Condo transactions increased from 2 to 6.

At the same time, the median condo price declined 67.5%, falling from $3.4 million to just over $1.1 million.

Woody Creek Real Estate Market

Woody Creek recorded one home transaction in July 2026, matching the number of transactions from July 2025.

While sales volume remained flat, the median home price increased dramatically.

The median price rose from $1.25 million to $6.9 million.

What the July 2026 Numbers Tell Us

The July 2026 Roaring Fork Valley real estate statistics demonstrate just how different individual communities can perform within the same regional market.

Aspen home sales increased 200%, while Aspen condo sales declined significantly. Basalt experienced higher condo transaction volume but a lower median condo price. Carbondale maintained its home-sale volume while seeing a substantial decline in its median home price.

Glenwood Springs showed relatively stable home prices, while its condo market experienced a major decline in median price.

The numbers from Snowmass Village and Woody Creek also demonstrate the potential for significant month-to-month differences in transaction volume and median prices, particularly in smaller markets where a limited number of sales can have a substantial impact on the statistics.
