I recently had the opportunity to get a presentation of Chalet Alpina. These are going to be Aspen's newest condos. It's been a long time and the town is craving some new construction. However, these are not going be completed until the year 2030, but the demand is already high. So let's break down what you're going to get here at Chalet Alpina.

Chalet Alpina is going be here at the base of where Lift 1A is in Aspen, at the very end of South Aspen Street. You've got Main Street down there and Red Mountain out the back to the south. This is all going to be all redone here. They're going to recycle this building here and make it the new Skiers Challet restaurant, which will be one of five restaurants on property.

If you can imagine at the bottom of Lift 1A, which is right up the mountain here, Aspen's first and original lift. The original lift is right around the corner here. I had the opportunity to do an event on the anniversary of Lift 1A a few years back.

In addition to that, in the year 2024, they hosted the World Cup of Skiing at the bottom of the mountain. My daughter Sylvia Buck, in her senior year in high school, had the opportunity to sing the National Anthem.

Back to Chalet Alpina. As I mentioned earlier, one of those buildings is to be recycled to make a new restaurant. In addition, the other historic mountain chalet building will be used to make the new Aspen ski museum in addition to the ski coat ticketing offices.

Okay, now let's dive into the real estate and this product that's gonna be something like no other here in Aspen, Colorado. Chalet Alpina is going to be developed by Irongate and they're a developer I'm familiar with. Most of my real estate brokerage and background is from Honolulu, Hawaii. And they've built some really significant properties there in the heart of Waikiki with Trump Tower Waikiki, which is now called Ka Lai.

And in addition to that, they did the Ritz Carlton, which are two twin towers on Kuhio Avenue. So, they've got an extensive track record and developing high end luxury resorts not just at Hawaii (or in future in Aspen) but across the globe.

So this is going to be done by Irongate. And as I mentioned, there's going be five restaurants on the property site. They're gonna be having club memberships, in addition to where people can purchase for locals like they do at some other restaurants like the Mountain Club in town. In addition to that, this is going take four years to build or four years plus. It's not going be released till the year 2030.
Chalet Alpina in the Summer
The bulk of the product that's gonna be sold, which you can see in the upper right hand corner of the screen, are going to be 1/8th fractional interest units. And they're going to be roughly 1500 to 2800 square feet on average, two to four bedrooms. And then in addition to that, they're going have fully owned resort residences. However, there's only gonna be like six of them. And there's already a lot of interest on those. So the pricing is gonna be insane, like I said. The pricing is not released yet. In addition to those mountain residences, you cannot live in them full time the way these things are zoned. It's going to be a 90 day maximum on the stay.
This is going to be a trophy resort. There's going to be tons of amenities, a lot of which are going be buried underground. You'll see going into this coming spring of 2026, a lot of excavation and site work. One of the reasons I can't get close in the video here on site is there's already construction underway, like I said, with the recycling of the two historic ski chalet buildings there. There's just a lot going on. The original 1A lift is going be removed from the property and kind of refurbished and brought back to site. So there's like a lot of going on here. It's going to be a process four plus years out. However, at the end of the day, it's going be trophy location, bringing the history full circle and aspen over 75 years since 1A was first opened.

Chalet Alpina is going to be the spot. Like I mentioned, five restaurants, two of which are going to be open to the public. The other three are going be more private for residents and guests and what have you. And I've seen some of the renderings. There's going be like a speakeasy and a Japanese restaurant. There's nothing that's gone unthought of here as far as creating a very special environment on this west side of Ajax Mountain here in Aspen.
